Land Chronicle
Terms of Service
Last updated October 28, 2026
Land Chronicle (“we”) researches and writes histories of the land beneath Texas homes, called land chronicles, and sells them at landchronicle.com. When you order, you agree to these terms. They're written to be read, so please do.
What you're buying
- A land chronicle for each home you order: a web page at its own private link, and a printed edition as a PDF.
- Agent orders also include a version without the agent's details, for the MLS, and a QR code for each home.
- You pay the price shown at checkout, in full, through Stripe. Any sales tax that applies is added there.
- We email your chronicle to the address on your order within two days.
What a chronicle is, and isn't
- A chronicle is a history written from public records: the Texas General Land Office's original land grants, county appraisal records, government maps and aerial photographs, and published histories. Its facts are footnoted to their sources.
- It is not a survey, title search, abstract of title, appraisal or legal description. Don't rely on it for boundaries, ownership, acreage, easements or any legal or financial decision. Lot lines and distances in it are approximate.
- We work carefully, but old records can be incomplete or wrong. If you find a mistake, tell us and we'll correct it at no charge.
- Some land has a richer recorded story than other land. Every chronicle tells its own land's true story; we can't promise any particular person or event.
What you give us
- The address or county property ID of each home, and your details as you want them to appear. You're responsible for their accuracy.
- Agents: by checking the photo box, you confirm you have the right to let us use each listing's main photo on its cover. Without it, the cover is an aerial photograph of the land.
- Homeowners: if you give us names to put in a chronicle, you confirm those people are happy to be named.
Using your chronicle
- Share the link, post it, print the PDF, frame its pages, and use it to market the home, as often as you like.
- We keep the copyright in the writing, the drawn maps and the design. Please don't resell chronicles or present them as your own work. The old documents themselves belong to everyone.
- Agents: a chronicle with your name on it is your advertising, so TREC's advertising rules and your MLS's rules apply to how you use it, including after a sale. Use the version without your details wherever your MLS asks for unbranded links.
- We won't show your chronicle as a public sample without your permission.
Your private link, and how long it stays up
- Each chronicle lives at a private link that isn't listed anywhere on our site, and it's marked so that search engines leave it out. Anyone you share the link with can read it. (Our own samples are public.)
- Your chronicle's page stays up until you ask us to take it down. Write to us and we'll remove it within two business days.
- After a sale, an agent can ask us to add the new owners' names, at no charge.
- If we ever stop running landchronicle.com, we'll email you at least 30 days ahead, so you can keep your printed edition.
Refunds
- You can cancel for a full refund any time before we email your chronicle. Write to hello@landchronicle.com with the email address you ordered with.
- Once we've emailed your chronicle, that home's order is complete and can't be refunded.
- If we can't make a chronicle for a home (for example, it isn't in Texas, or we can't find it in the records), we'll refund that home in full.
The fine print
- Our total responsibility for any order is limited to what you paid for it.
- These terms are governed by the laws of Texas.
- We may update these terms; the date at the top shows when. The terms in place when you ordered apply to that order.
